A villa’s facade sets the tone before anyone steps inside. To show how different design directions can transform the same property, we developed nine facade concepts for a client villa in La Marina using

AI-assisted visualization — from Mediterranean stucco tocontemporary anthracite finishes. The client has approved the design direction, and tile selection is being finalized at our next meeting.

Construction is scheduled for November/December 2026. This page walks through our process and the resulting concepts, developed under the Swiss-led construction practice of Aurea Luxe General Construction.

From Photo to Concept: Our Process

We photograph the facade in its current state and generate multiple design variations using AI-assisted visualization tools — testing material choices, colour palettes, and architectural details. These concepts serve as a starting point for discussion, not a finished product.

AI-Assisted Design, Swiss-Led Execution

Once a direction is chosen, our team assesses it against real site conditions: structural constraints, local building regulations, and material availability in the region. Actual construction is carried out on-site by our permanent team, under the supervision of Reinhard Schäppi, our Swiss construction manager — not by subcontractors working from a rendered image alone.

All ten facade variations shown above are AI-generated concept visualizations, created for a real client project in La Marina from a photo of the original villa. They are approved design proposals for an upcoming renovation (construction scheduled November/December 2026) — not photos of completed construction work.

How do you create these facade concepts?

We start with a photo of the existing facade and generate multiple design directions using AI-assisted visualization software, adjusting materials, colours, and architectural elements based on currentdesign trends and the property’s structure.

Do I need a permit to change my villa’s facade in Spain?

YES. Facade changes in Spain typically require a building permit (licencia de obra menor) from the local town hall, and properties within a residential community (urbanización) may have additional design restrictions. We advise on permit requirements as part of our planning process.

How long does a facade renovation take?

Timelines vary by scope, but most facade renovation projects in La Marina take between 3 and 8 weeks, depending on material choice and the extent of structural work involved.

This project will take us approximately two months because all the existing plaster (Gotegran) will be removed, followed by the application of a leveling coat, a bonding primer, and only then will the tiles be laid.

We are also cutting the corners at a 45-degree angle to avoid using edge trims.
