Before work began, the building underwent a comprehensive inspection. As with many older houses on the Costa Blanca, the electrical wiring, plumbing, and various technical systems were outdated. The goal was to completely modernize the property while preserving its character.
As part of the reform, the house was completely gutted. All electrical installations were renewed, including new wiring, distribution boards, fuses, and modern circuits and Aircon. At the same time, all water and sewage pipes were replaced to ensure the property's long-term operational reliability in La Marina

The owner, Markus, wanted to bring the property up to date both technically and aesthetically, creating a modern, energy-efficient home that meets today's living and comfort standards.

Opening Up the Living Space
The first phase of this villa reform focused on preparing the living space for its new layout. We began by removing the suspended ceiling throughout the living area — necessary groundwork, since all new electrical cabling would run above it once the rest of the project was underway.
In the kitchen, we opened up the wall separating it from the living room, creating a bar-style pass-through that connects both spaces and lets light and conversation flow between them — a key part of turning a closed, compartmentalised layout into the open-plan living area the owners had asked for.
All fixtures were stripped out of both bathrooms and the kitchen, and the existing water and electrical lines were fully exposed ahead of a complete reinstallation. One unexpected challenge came to light during this stage: a septic tank located directly beneath the kitchen. Rather than working around it, we rerouted the wastewater pipes entirely and decommissioned the tank — a structural fix that had to be resolved before any of the visible transformation could begin.
